Read the Room: The Art of Communicating Value Through Body Language and Tone

Listen In:

In real estate, your value isn’t just what you say — it’s how you show up.

According to Sherri Johnson, 93% of communication happens before a single word is spoken. That means your body language, tone, and overall energy are already telling a story — one that can either attract or repel clients in seconds.

“Everything speaks,” Sherri says. “Your eye contact, your handshake, whether you’re smiling — it all communicates confidence and enthusiasm before you even say hello.”

Why Body Language Matters

When you walk into a listing appointment or greet buyers at the front door, people are reading you instantly. Are you standing tall? Making eye contact? Or checking your phone while they talk?
Those small details can make or break your connection.

Sherri points out that body language accounts for 55% of communication, while tone of voice makes up another 38%. That leaves only 7% to the actual words you use — so if you’re not being intentional about your energy, you’re missing 93% of your opportunity to connect.

Speak With Purpose

Once you’ve established that confident presence, the words you choose matter too. Sherri calls this “speaking on purpose” — using language that builds trust, reduces tension, and adds value.

For example, instead of saying “I need your information for security reasons,” Sherri suggests:

“Obviously I’ll need your information — you’re in someone else’s home.”

This small shift feels natural and respectful, setting a professional tone while maintaining rapport.

And if a guest hesitates to share their details? Sherri recommends putting them at ease with authenticity:

“Don’t worry — I don’t call people who don’t want to be called. I don’t like when people do that to me either.”

By meeting resistance with empathy and humor, you turn awkward moments into opportunities for trust.

Add Value From the Start

At the end of the day, people hire agents who make them feel confident. Every smile, handshake, and intentional phrase helps you stand out as a true professional — someone who’s not just selling, but serving.

When you focus on connection over scripts, your value becomes visible long before the paperwork starts.

As Sherri reminds us, “It might feel weird at first, but push through the awkward. Once you connect, that’s where the magic happens.”
